energy efficiency project
In the coming months, we plan to implement the project of increasing the energy efficiency of the production building H1, renovating part of the facade and warming the facade and roof of the building.
Indicators to be achieved in the project:
▪️ total primary energy savings of no less than 58%
▪️ total primary energy saving no less than 387.32 MWh per year
▪️ CO2 reduction of 69.88 tons per year
The project was implemented within the framework of the #NextGenerationEU Renewal and Resilience Mechanism with the Development Finance Institution ALTUM.

solar power plant
A solar power plant with capacity of 200kW has been put into operation. As a result of the project, at least 165 MWh electricity will be produced from renewable energy resources, reducing CO2 emissions by 17.99 t per year. Electricity obtained from renewable energy resources will make up ~30% of the current annual electricity consumption of the business park, thus all “green” electricity will be used for the needs of our park.
The project was implemented within the framework of the Renewal and Resilience Mechanism (#NextGenerationEU) within the framework of the project “Introduction of renewable energy technologies in enterprises” of the support program “Energy efficiency loan with a capital discount” administered by “Development finance institution ALTUM“. Design and construction works were executed by Ltd “ELT SOLUTION”.

Looking back to this year, we are grateful.
▪️ Newly built production plant.
▪️ Some previous Tenants have stopped their activities, however, several international and local entrepreneurs have chosen to both establish and relocate their business activities.

▪️ At the beginning of the year we got a “sister”. A new member to our group of companies Northside Business Park – the owner of the former Liepājas Mašīnbūve industrial territory of 10 ha.

NEW PRODUCTION PUT IN OPERATION
Another development project, as a result of which a production building with an area of 3000 m² has been built, as well as all engineering communications necessary for the needs of the production plant. The construction costs of the new production building amounted to 1.7 mil. EUR.
The new production facility has been leased to the Swedish capital company “Care of Sweden AB”.

SOLAR POWER PLANT PROJECT
A solar power plant with a maximum permitted generating capacity of 200 kW is planned to eb built. Project period 09/2022 – 04/2024. Achievable goals of the project: 1/ 165 MWh of electricity produced from AER per year; 2/ 100% of the produced electricity is used for the economic activity of the industrial park; 3/ CO2 emission reduction of 17.99 tons per year.
The project is funded by the European Union and NextGenerationEU.

TIME CAPSULE FOR NEW PRODUCTION PLANT
At the end of May, a time capsule with a message for future generations was embedded in the foundations of the future production building /H8/. Currently the assembly of the roof structures has begun. The area of the new production hangar is 3000 m² and the total planned investment amount in this project is 1.7 million euro. The new production plant is built for Swedish medical mattress manufacturer “Care of Sweden AB”, which plans to start production in the newly built facility at the end of this year.

NEW PRODUCTION PLANT PUT INTO OPERATION
As a result of the project implementation, production premises in the area of 1870.2 m² have been built, as well as all the utilities necessary for the needs of the production plant – water, sewerage, rainwater sewerage, electricity and lighting, fire safety, roof skylights, as well as improvement of the adjacent territory.
The construction costs of the new production building amounted to EUR 925,612.74, part of which is the European Regional Development Fund (ERDF) public co-financing of project no. 3.1.1.5/161/A/010.

SAFETY AND NATURAL LIGHT
In cooperation with Bosgrupa_lv our new production hangar no. 9 roofs has six LAMILUX Skylight F100 skylights, which provide ventilation and smoke outlet, as well as functions as a source of natural light for the building. The upstand is made of two-layer acrylic domes and their operation is ensured by pneumatically opening mechanisms.

July 17, 2020 The Liepāja City Construction Board approved the construction project “Construction of Production Building No.9 in Liepāja, Vecā Ostmala 10” and issued a building permit with a mark “fulfillment of design conditions”. The construction project was developed by SIA “WS”.

On October 12, 2018, amendment No. 1 to the Contract No. 3.1.1.5/16A/010 concluded on December 31, 2016 was signed with the Central Finance and Contracting Agency Republic of Latvia. Agreement on implementation of the European Union fund project No. 3.1.1.5/16/A/010
- On December 2, 2016, the Central Finance and Contracting Agency Republic of Latvia approved the project of the Liepajas Special Ecnomonic Zone Ltd “Vecas Ostmalas Biznesa Parks” on “Construction of the Production Building in Liepaja, Veca ostmala 10”. The aim of the project is to build a modern and energy-efficient hangar-type production building with an area of 3049,10 m2, to develop the area around the new production building and to build engineering communications needed for the operations. The project implementation address is Liepaja, Veca ostmala 10, which is part of the building area of a mixed business with production function in Liepaja city.

STATUS OF LIEPĀJAS SPECIAL ECONOMIC ZONE
During the Board meeting of Liepaja Special Economic Zone held on 21 September 2016, was decided to grant the status of special economic zone to Ltd “Vecas Ostmalas Biznesa Parks”.
2. On September 30, 2016, an agreement No. 1 was concluded with Liepaja SEZ and VOBP regarding the investment project “Adjustment of production facilities according to the planned production process of the Tenant”. The project amount is 33 464, EUR. Deadline for implementation is from 01.10.2016. to 31.12.2016. The project implementation address is Liepāja, Veca ostmala 10.

The total costs of this round of the project amounted to EUR 734 657.79, of which private financing is 55%, while 45% is covered by the ERDF.
The project has resulted in fully reconstructed production plant of 990,60 m2, as well as the building of all the necessary engineering communications – water, sewage, rain water, electricity, as well as improvement of the adjacent area.
The Tenant of the renovated building is a producer of modular houses – “VIA-S modular houses”. By moving into new premises, the company plans to create at least five new work places.
In the second round of the project with public co-financing by ERDF, a new production building with a total space of 1892,2m2 will be built. The project is planned to be carried out by the 31 December of this year.

The total cost of the project shall be EUR 1 294 654,60, with the amount of aid from the European Regional Development Fund amounting to 45% of eligible expenditure up to a maximum of EUR 582 594,57. The deadline for the implementation of the project shall be 28 months, from January 1, 2017 to April 30, 2019.
- On January 23, 2017, a contract was signed with the architect office regarding the development of a building project for the “Construction of the Production Building Veca ostmala 10, Liepaja”.
- On August 30, 2017, the management of the Liepaja Special Economic Zone Ltd “Vecas Ostmalas Biznesa Parks” reports that work on the building project is in progress. The project will provide construction of a new production building in Liepaja, Veca ostmala 10. The building project includes new solutions in order to adopt the building to the Tenant’s business activities within the manufacturing industry.

Liepāja city building authority has received a deed regarding the demolition of structures with cadastre number 17000340255009, 17000340255010 and 17000340255012. The old buildings in the area of “Vecas Ostmalas Biznesa Parks” have been demolished and a construction site has been prepared for a new production building with a planned area of 1892,20 m2. According to the contract signed, Ltd “WS” is carrying out technical project “Production building No. 9, Veca ostmala 10, Liepaja” so that the construction works of the new production building can be started in Q1 2020 and completed within the planned deadline, i.e. by the end of 2020.
Building and design works are co-financed with the European Regional Development Fund, according to the agreement on the implementation of the project No. 3.1.1.5/15/A/010.
Project “Reconstruction of an existing warehouse building into a production building No. 4 and preparation of the construction site for the new production building No.9 in Liepaja, Veca ostmala 10” is carried out in two parts.
Accomplished is the 1st part of the project:
“Reconstruction of an existing warehouse building into a production building and preparation of the ground for new production building in Liepaja, Veca ostmala 10.” Building with a total area of 984 m2 was put in operation in the begining of this year.
We hav started the 2nd part of the project:
“Production building No. 9, Veca ostmala 10, Liepaja, Veca ostmala 10”. Management of the Park plans the building works of the facility to be finished and the new 1892 m2 building put in operation by the end of next year.
Design and building works are co-financed with the European Regional Development Fund, according to the agreement on the implementation of the project No. 3.1.1.5/15/A/010.
